Newly converted upside-down barn conversion fitted out to the Visit Wales (Tourist Board) 5 star standards with the bedrooms and bathroom on the ground floor and the kitchen and lounge upstairs to take advantage of the magnificent and uninterupted beach and sea views from the lounge picture window. The modern design of the interior will make you relax the moment you enter. It has 2 bedrooms (1 with a kingsized bed and 1 with two full-sized single beds), a modern spa bath, under floor heating, dishwasher, washing machine/dryer, microwave, Fridge/Freezer. Double Oven, Freeview digital TV, DVD player, CD player, additional TV/DVDs in each bedroom, own garden, outdoor picnic table/seating and deck chairs, large patio area with BBQ and swingball, plus all the usual refinements that you would expect in a 5 star property. Electricity, bedding and towels are inclusive.

Things to know before you set off:
- Our Postcode is LL42 1YS. Beware if you are using a SatNav (see DIRECTIONS for full details). Look for our sign that has the farm name and the names of both barns.
- The keys to your barn will be available from the farmhouse after 4pm (or 1pm if you have booked an early check-in).
- Electricity and heating is included.
- Household Towels and Bedding are provided, but please remember to bring your own towels for the sunloungers and the beach.
- If requried, you will need to provide your own toilet rolls, washing up liquid/dishwasher tablets, soap, toiletries, tea, coffee, milk, etc. If you need supplies, there are CO-OP and Spar shops open until 9/10pm in Barmouth and also an Iceland frozen food store open until 5:30pm. Asda now also delivers to our area, so you can book your groceries in advance (Use the cottage name and postcode for delivery. Put our telephone number in the delivery instructions, in case they get lost)
- There is O2, Vodafone and Orange mobile signals. Other networks may only have coverage in certain parts of the barns.
- We have BT Openzone and BT Fon WiFi, although it can be patchy in certain weather conditions.
- Check-in is 4pm (or 1pm if you have booked an early check-in).
- Check-out is 10am (or 12 noon if you have booked a late check-out).
- Petrol stations are few and expensive in this area, so please consider topping up before you set off!
- You can buy local meat and Poultry in Barmouth (Jones the butcher is an award winning shop), and fresh fIsh on the Harbour.
- Barmouth is one of the most picturesque resorts on the Welsh coast and is surrounded by the majestic splendour of the Snowdonia National Park. You will probably want to walk in the hills and play on the beaches. Please bring suitable clothing to make it comfortable!
- If you intend to walk/cycle or ride up Cader Idris and Snowdon, be aware that they are servious mountains - please bring appropriate clothes as it can get very cold at the top, even on Summers days. Use a map and stick to the paths if you are not an experienced mountaineer.
- Dogs are welcome in almost all pubs and on the beaches (except the childrens play area in Barmouth). Please pop your dog on a lead if you see a horse while on the beach, so that they don't accidentally spook it, as well as protecting your dog being seriously hurt from a kick.
- Our tap water is safe to drink, but it does not contain flouride which is often added by other areas and may therefore taste different to what you are used to.
